The Annual Home Value Review That Wins Repeat Business
One equity review per past client per year — delivered as a personal video — quietly generates your repeat and referral business. Here is the exact format.
Your past clients are your cheapest source of new business. They already trust you, they already bought through you, and every one of them knows people who will buy or sell this year. Yet most agents never contact a past client again after closing — and then wonder why “their” clients list with someone else three years later.
The annual home value review fixes this with one touch per client per year. Every twelve months, each past client gets a personal equity review from you: what their home is worth now, how much equity they have gained, and what their options look like. It takes about ten minutes per client, it feels like a gift rather than a sales call, and it keeps you as “my realtor” indefinitely.

What Goes Into the Review
Keep it to one page (or one short video). Four sections, plain language:
- Current estimated value: a range, not a single number — “your home is likely worth $X to $Y based on recent sales nearby.” Ranges are honest; single numbers invite arguments.
- Equity gained since purchase: “You bought at $X in [year]; similar homes are selling at $Y now. That’s roughly $Z in equity.” This is the number that makes people smile.
- Three recent comparable sales: actual addresses, sale prices, and dates within a half mile. Real comps prove you did real work.
- Their options, briefly: “If you ever thought about selling, upgrading, or tapping equity — here’s roughly where you stand.” One paragraph, no pitch.
How to Deliver It: The Personal Video
Do not just email a PDF. Record a 2-minute phone video — you, talking, with the one-pager on screen or in your hand:
“Hey [First Name]! It’s [Your Name] — can you believe it’s been [X] years since you bought [address]? I ran your annual home value review and wanted to share it personally. Your place is looking great value-wise — I’ll send the full breakdown right after this. Hope you and [family] are doing well!”
Then text the video, and email the one-pager. The video is the whole strategy: a PDF gets skimmed, a personal video gets watched — and more importantly, it gets remembered. Nobody forgets the agent who sends them a personal video about their own money once a year. This is the highest-ROI touch in any sphere-of-influence plan.
When to Send It: The Purchase Anniversary
Send each review around the anniversary of their purchase — not all at once in January. Spreading them across the year does three things: it keeps the workload to a few per week instead of a crushing batch, it makes each one feel personal rather than mass-produced, and it gives you a steady drumbeat of client conversations all year long.
Set a recurring task in your CRM: “home value review due” 30 days before each client’s anniversary. Pull the comps, record the video, send it. Ten minutes, once a year, per client.
The Referral Ask (Built In, Not Bolted On)
End every review — video and one-pager — with the same soft line:
“And hey — if anyone you know is thinking about buying or selling, I’d love an intro. Most of my favorite clients came from past clients like you.”
Why it works here and nowhere else: you just delivered genuine value about their money, for free, personally. Asking for referrals in this moment feels natural because you earned it thirty seconds ago. The same ask in a cold “just checking in!” text feels transactional. Context is everything.
What to Do With the Replies
- “Wow, that’s great to know!”: reply warmly, ask about the family, note any life changes (kids, job moves) — those are future transactions.
- “We’ve actually been thinking about selling…”: this is a listing appointment. Offer the full CMA walkthrough this week, not next month.
- “Can you send this to my brother? He’s looking.”: that is a referral — respond within the hour, and thank the referrer by name when you talk to the brother.
- Silence: totally normal. They watched it, they appreciated it, they will call you when they need you. The review did its job.
Frequently Asked Questions
What if the value went down since they bought?
Send it anyway — with honesty. “The market’s been flat in your area, so your value is roughly where you bought. The good news: you’re still building equity with every payment, and here’s what I’m watching.” Clients respect straight talk far more than sunshine. Hiding bad news destroys the trust the review is meant to build.
How accurate should the estimate be?
Directionally right, clearly labeled as an estimate. Say “based on comparable sales” and give a range — never present it as an appraisal. If they want precision, that is what the full CMA walkthrough (and the listing conversation) is for.
I have 200 past clients. How do I do this at scale?
Anniversaries spread the work naturally — 200 clients means roughly 16 reviews a month, or 4 a week. Batch them: pull comps for the week’s four on Monday, record four videos on Tuesday, send them out. About an hour a week for the highest-ROI activity in your business. If even that feels heavy, start with your 50 best past clients this year and expand next year.
