1. Who we are
Collabarr (“we,” “us”) is operated by Collabarr, based in Calgary, Alberta, Canada. Contact: [email protected].
2. What we sell
Collabarr provides a done-for-you lead follow-up system for real estate agents, built and managed on the GoHighLevel platform. The service includes: a managed CRM, follow-up workflows, speed-to-lead messaging, missed-call text-back, open-house lead capture, a seller home-valuation funnel, long-term nurture sequences, lead reactivation campaigns, emails, review automation, an AI chat widget, an IDX website, and a monthly results snapshot (the “System”).
Founding 20 plan: USD $199/month, locked for life for the first 20 members. After 20 spots are claimed, the regular price is USD $599/month.
3. Billing
The first month is paid upfront. Billing is monthly, in USD. No setup fee for founding members. You may cancel anytime; cancellation takes effect at the end of the current billing period. We do not prorate partial months. Usage costs are billed separately, at our cost, with no markup: text/call charges, carrier (A2P 10DLC) registration fees, AI voice fees, IDX subscription fees, and ad spend. Estimates are provided before you start; actual usage is itemized on your bill. Extra custom workflows beyond the included System: USD $97 one-time each. Add-ons (AI voice receptionist, expired/FSBO prospecting, ads management, AI content pack, video editing): USD $200/month each, where offered.
4. The guarantee
If you have 1,500 or more contacts in your database and we do not generate 10 or more real two-way conversations from your existing contacts within the first 30 days, your second month is free. A “conversation” means a past contact replies and engages in a genuine two-way exchange. Auto-replies, opt-outs, and wrong numbers do not count. The guarantee requires your cooperation: timely approval of message templates, providing your database in a usable format, and keeping your contact data lawful to message. Agents with fewer than 1,500 contacts may still use the service but are not covered by this guarantee. The guarantee is a free second month of service, not a refund of amounts already paid.
5. Your approval comes first
Nothing is sent to your contacts without your approval. Every text message and email template is drafted by us and must be approved by you — and by your broker-in-charge where your brokerage requires it — before any campaign runs. You may request changes to any template at any time.
6. Compliance
Messaging laws (including the U.S. Telephone Consumer Protection Act, state telemarketing laws, and Canada’s anti-spam legislation, as applicable) place obligations on the sender. We will: scrub your lists against Do-Not-Call registries before campaigns, respect established-business-relationship time windows, honor every opt-out promptly, register messaging (A2P 10DLC) properly, and keep records of consent and opt-outs for campaigns we run. You will: only provide contacts you have a lawful basis to message, tell us about any consent records you hold, and obtain your broker-in-charge’s approval for advertising content where required. You remain responsible for your own compliance as the seller/advertiser. We do not provide legal advice.
7. Your data
Your database and lead data remain 100% yours. We never sell, rent, share, or reuse your contacts for any other client or purpose. Your data passes through the tools needed to run the System (e.g., GoHighLevel, messaging carriers). On cancellation, we will provide a full export of your contacts, conversation history, and campaign data on request, and delete our copies within 30 days. Accounts, phone numbers, and carrier registrations set up for you are registered in your name or business name wherever the carrier allows, so you keep them if you leave.
8. Acceptable use
You agree not to use the System to send unlawful, deceptive, or harassing messages, or to message lists you have no lawful basis to contact. We may pause campaigns we reasonably believe violate the law or carrier rules, and will notify you promptly.
9. Availability and liability
We work to keep the System running reliably but do not guarantee uninterrupted service; underlying platforms and carriers may have outages outside our control. To the maximum extent permitted by law, our total liability for any claim is limited to the fees you paid in the 3 months before the claim. We are not liable for indirect or consequential damages, including lost commissions.
10. Changes and governing law
We may update these terms with 30 days’ notice; continued use after the notice period means acceptance. These terms are governed by the laws of Alberta, Canada.
